RERA Compliance

Effective Date: October 3, 2026

The Real Estate (Regulation and Development) Act, 2016 (RERA) exists to bring transparency and accountability to how residential and commercial projects are marketed and sold in India. HomeScoutie is built around that framework from day one, so that RERA information is never an afterthought on our platform.

This page explains what RERA means for you as a buyer or tenant, how HomeScoutie displays RERA information today, and how to verify a project directly with the regulator.

1What RERA Means for You

Under RERA, a developer must register a project with the relevant state regulatory authority before advertising, marketing, booking, or selling any unit in it. Registration brings several protections for buyers:

  • Escrow of funds: At least 70% of amounts collected from buyers must be kept in a separate escrow account, used only for that project's construction and land costs.
  • Carpet-area based pricing: Projects must be priced and sold on carpet area, not ambiguous "super built-up" figures.
  • Defined timelines: The registered possession date is a commitment — delays carry compensation obligations to buyers.
  • Structural liability: Developers remain liable for structural defects for 5 years after handover.

2How HomeScoutie Displays RERA Information

Where a builder or project has declared a RERA registration number to us, HomeScoutie shows it as its own distinct badge — separate from our independent "Verified" check — on the property card and again inside the Verified Legal Ledger on that listing's detail page, so it's never mixed up with other claims about the property.

Displayed, not certified

We display RERA numbers as declared to us by the listing project or builder. HomeScoutie does not independently issue or certify RERA registrations — only the state regulatory authority can confirm a number is valid and current.

3Verify Directly with UP-RERA

HomeScoutie focuses on Gorakhpur, Deoria, Kanpur, Lucknow and Unnao — all within Uttar Pradesh, where the Uttar Pradesh Real Estate Regulatory Authority (UP-RERA) maintains the official register of projects and agents. Before you commit to any project, we encourage you to look it up directly on the regulator's own portal.

4Your Rights as a Homebuyer under RERA

  • To see the project's registration certificate and sanctioned layout plans.
  • To a written, standard agreement for sale before making any booking payment.
  • To pricing and area figures based on actual carpet area.
  • To timely possession, or compensation for a registered project's delay.
  • To the formation of a resident welfare association once the project is handed over.
  • To file a complaint with the state RERA authority for any violation of the Act.

5Reporting a Concern

If you believe a listing on HomeScoutie shows an incorrect, missing, or misused RERA number, please tell us through our Grievance Redressal process — the same acknowledgment and resolution timelines described there apply to RERA-related reports.

Disclaimer

RERA registration numbers shown on HomeScoutie are informational, as declared by the listing project or builder, and may change or lapse. Always verify a project's current registration status directly with the relevant state RERA authority before making any payment or commitment.
